How do I search for an accessible home for my client?

Use the search bar on the professional supporter homepage to find listings by suburb, postcode, or state. No account is needed to browse available homes. Creating a free supporter profile allows us to match you with new listings as they become available and notify you when suitable homes are added. You can also view browse some of our latest featured SDA, SIL and accessible homes here.

Question 2

What's the difference between SDA and SIL housing?

Accepted Answer

SDA (Specialist Disability Accommodation) refers to the physical home itself – properties purpose-built or modified to meet high support needs. SIL (Supported Independent Living) refers to the funded support provided inside the home, like help with daily tasks. A participant can live in an SDA property with or without SIL funding, and they are funded separately through the participant's NDIS plan.

How do I know if a participant is eligible for SDA funding?

SDA funding is available to NDIS participants with extreme functional impairment or very high support needs. Eligibility is determined through your participant's NDIS plan, usually with supporting evidence from an OT or other allied health professional. Not sure where to start? A professional supporter profile is your free Housing Hub account. It lets you manage housing searches for your participants/seekers, save favourite properties, receive personalised listing alerts, message housing providers directly, and manage all your enquiries in one place. Is personal information kept private?

Accepted Answer

Yes. We do not share your or your client's details without consent. You must have a participant/seeker's consent before acting on their behalf. Information from a seeker's profile is only shared with housing providers when you or they choose to make an enquiry. Together, you control what is visible and to whom. Question 7

What client information do I need to complete a seeker profile?

Accepted Answer

The profile asks for your client's housing preferences, accessibility requirements, preferred location(s), and NDIS funding status. The more detail you include, the better we can suggest suitable properties. You can start with the basics and add more detail or change preferences over time.

Can I use Housing Hub for a client who doesn't have NDIS funding yet?

Accepted Answer

Yes. You can browse listings and create a seeker profile at any stage of your client's housing journey. Our resources section can also help you understand what funding your client may be eligible for.

We specialise exclusively in housing - helping NDIS participants clarify goals, explore options, and navigate NDIS funding from start to finish. We cover SDA, SIL and ILO arrangements. Do I need support coordination funding in my NDIS plan to use these services?

Based on the person's home and living goals, we will tailor an individualised service agreement that aligns with their needs. The costs below outline our funding structure based on the current NDIS price guide. Specialist Support Coordination: Level 3: $190.54/hr, Support Coordination: Level 2: $100.14/hr and Individualised Living Options (ILO): Design and Exploration: $100.14/hr. *Subject to change to be aligned with updated NDIS price guide.

How do I get started or make a referral?

The Housing Hub is dedicated to working directly with people with disability to understand their housing needs and preferences. We take a rights-based approach, championing choice, control, and inclusion for people with disability at every step. Over 600 housing providers across Australia list their properties on the Housing Hub, including NDIS-registered SDA and providers, as well as landlords offering accessible rental properties, and vendors of accessible properties for sale. All providers on our platform are registered and/or verified.

Question 16

How do I contact a provider about a specific listing?

Accepted Answer

From any listing page, click "Enquire" to send a message directly to the provider. You can track all your enquiries in your Supporter dashboard. Providers typically respond within a few business days.

Question 17

Can I see all available vacancies from a specific provider?

Accepted Answer

Yes. Each provider has a profile page on Housing Hub showing their current listings, housing types, locations and contact details. You can also search our provider directory to find providers operating in a specific area.

Question 18

Can I filter out listings from a provider I don't like?

Accepted Answer

Yes. In the search filters, you can choose to include or exclude a support provider. If you're searching for SDA properties you can choose to include or exclude an SDA provider.

Question 19

What if a provider doesn't respond to my enquiry?

Accepted Answer

If you have not heard back within a reasonable timeframe, you can follow up via your seeker portal. You could also contact our free housing advice line for additional support.
