What is Appendix H?
Appendix H is a rule that supports you to live with family members or friends who are not eligible for SDA funding. It is a pricing adjustment found in the SDA Pricing Arrangements and Price Limits. Appendix H is a special pricing rule between the NDIS and the Housing Provider, who uses the SDA Price Calculator to work out the adjusted funding. In practice, Appendix H allows housing providers to receive increased SDA funding from an NDIS participant's plan. This higher payment acts as compensation for the provider, acknowledging that the home's remaining rooms are occupied by tenants who do not have SDA funding rather than being leased to other SDA-eligible participants.

Appendix H is an important adjustment because it makes housing more inclusive and flexible. It supports you to maintain family and friendship connections. By supporting shared living arrangements, Appendix H gives you more choice and control over where and how you want to live.
Who Appendix H is For
Appendix H may be for you if:
You have SDA funding in your NDIS plan.
You want to live with family or friends who are not eligible for SDA.
When can Appendix H be Applied?
Appendix H can be applied in shared SDA properties, such as apartments, townhouses, or houses with multiple bedrooms.It applies when you want to:
Live with a spouse, sibling, child, or friend.
Live in a home with a mix of people with SDA funding and people without SDA funding.
When is Appendix H not needed?
You do not need Appendix H if all household members have SDA funding, or if you want to live alone.
How Appendix H Adjusts Pricing and Rent
When Appendix H is used, the NDIS adjusts the SDA payment given to the provider to reflect that the home is being shared with people who do not have SDA funding. The amount of funding depends on:
How many people with SDA funding live in the property.
Whether bedrooms are shared or if you have your own room.
The total payment is influenced by factors like the property’s location and type, which are entered into the SDA price calculator.
If you do not share a bedroom: The RRC is 25% of the Disability Support Pension (DSP) — including the Pension Supplement — plus 100% of Commonwealth Rent Assistance (CRA).
If you share your bedroom with your partner: The maximum rent you pay is 25% of the DSP for one member of a couple (including the Pension Supplement) plus 100% of CRA for one member of a couple.
For Non-SDA Tenants:
The rent for non-SDA tenants is negotiated between the tenants and the provider. The NDIS does not cap the rent for non-SDA tenants, but expects a “reasonable” contribution that does not exceed the cost of similar rentals in the area.
Funding Payments
The NDIS pays the SDA and Appendix H portion for SDA-eligible tenants directly to the SDA provider. These payments are stated supports in your NDIS plan, meaning that they cannot be used for anything else.
