Tenancy Matching Service

The Summer Foundation's Housing Hub team offers a tenancy matching service for Specialist Disability Accommodation (SDA) providers.

Finding the right tenants leads to positive outcomes for people with disability and is critical for SDA providers seeking long term tenants.

Using our extensive SDA experience and networks with key stakeholders, we can help match you with the most suitable tenants for your development.

Our team can provide you with:

  • community engagement tailored to your property
  • management of enquiries and screening for SDA eligibility
  • support and advice – from establishing suitability criteria through to making offers to chosen candidates
  • a shortlist of relevant candidates for your vacancy based on your criteria
  • advice and support on SDA funding outcomes
  • support in facilitating shared living arrangements

Our approach to tenancy matching

Since the introduction of the National Disability Insurance Scheme (NDIS) the approach to housing has radically changed and managing vacancies in disability accommodation is no longer a government responsibility and is instead, now managed by a market approach.

The Housing Hub's tenancy matching service works with quality SDA providers who have homes that people with disability want to live in. We support the SDA provider to develop their marketing and promotional materials and ensure the vacancy is promoted to future tenants and key stakeholders.

There are still many SDA eligible participants who do not have SDA funding in their NDIS plans and therefore, the team manages all enquiries with the expertise of knowing who is likely to  be funded for SDA (and can therefore apply for the vacancy).

So far, our team has supported over 550 people to receive an offer for tenancy within SDA.  Benefits of our service

  • Expertise and experience in connecting with hard to reach tenant cohort
  • Established links and networks within the health, disability and aged care sectors
  • Experience in finding and matching tenants across a range of SDA new build developments
  • An understanding of the untapped demand for SDA
  • Internal knowledge and expertise of the NDIS and SDA eligibility requirements
  • Provision of applicant summary reports to support NDIS SDA housing applications
  • Providing a brokerage service that reduces SDA providers’ need to engage in the identification and selection process of potential tenants
  • Prominent listings with the Housing Hub

The benefits of using the tenancy matching service

Many new SDA providers do not have experience working directly with people with disability or assessing their suitability for housing. And, many NDIS participants and their families require a supported journey to identify their true housing preferences.

The biggest benefits of utilising the tenancy matching service are:

  1. Expertise and experience in connecting with hard to reach tenant cohort
  2. Established trust, links and networks within the health, disability and aged care sectors
  3. Experience in finding and matching tenants across a range of SDA new build developments
  4. An understanding of the untapped demand for SDA
  5. Internal knowledge and expertise of the NDIS and SDA eligibility requirements
  6. Provision of tailored reports to support the housing application
  7. Providing a brokerage service that reduces SDA providers’ need to engage in the identification and selection process of potential tenants
  8. Our expertise in SDA for both the participant and SDA provider
  9. Networking with other SDA providers through our Customer Forums
